What Upgrades, Repairs and/or Maintenance Should I Complete to Sell My Pompano Beach Home Fast?
Curb appeal gets clients curious about what is inside. Take a step back or have an independent person look at your home front from across the street. If you need to cut the grass, do so. If you need to trim the shrubs, get out there and do that. Even sweep the driveway and walkways, these maintenance tasks go a long way. We often urge our clients to declutter the yard. Do this with both the front yard and back yard. If you have a shed, you can store your items in the shed until you move. An open yard allows for the potential buyer’s imagination to wonder. Let me add this though, leave the patio furniture and outdoor amenities in place. That is only if they are in decent shape and not falling apart. Adding some new mulch or buying some sod to fill in the gaps helps with curb appeal. These are all very inexpensive ways to generate curb appeal and raise curiosity.
What repairs to complete on your home before you list it is also a very common question. If you have large ticket items in your house that need repair, hold off. These big-ticket items include things like roof replacements. If you already know that the roof needs to be replaced, we will have to disclose that to the potential buyer. But the amount of work involved and cost of the repair outweighs the need for it to be replaced immediately. That is of course if it is still functioning as a roof and providing shelter from the elements outside. If you have holes in the sheetrock, fill them. If you have a leaky faucet, fix it. The minor repairs can save you a headache when the home inspection is done.
Maintenance is very important and usually very inexpensive. The scent of the home is the first thing that hits a potential buyer as they walk in. If you have a central air conditioning unit, you can buy fragrances made to spray right on the filter. This will circulate the fragrances throughout your home. I often recommend a “homey” or “relaxing” scent choice. Nothing that is too offensive and strong. Make sure you clean up the house and un-personalize it. Any large portraits or pictures of you or the entire family, pack those away for the new home. Once again you want to allow the new owner to imagine their own pictures in your house. One of the most popular questions in this area is about painting. Do you need to repaint the interior or exterior of the house? This is something you should get an independent opinion about. The answer varies. Is the paint in decent shape? Are the colors already neutral colors? All of these things matter. If your taste consists of deep red colors that are not as popular, you might want to consider repainting. Use a more neutral color. The usual things like a clean floor, a clean bathroom and a bed that is made are also important.
